Almost every member of the RedBook team has stood in a property viewing of their own and wondered what countless other prospective buyers have wondered: is this the right place for me, and how much is it going to cost to make it my own? Some of us are blessed with the imagination to see how the project could take shape, others struggle when presented with something that lies far beyond their design radar. Few, however, will be able to estimate with any accuracy the costs involved and the time it will take to complete–especially when it comes to highly complex projects. 

At this point, the solution is often sought from a professional, usually from a single discipline (be it an architect, designer or contractor), to come and give a quote. But they often won’t be looking at the whole picture, just by the nature of their business. That’s where our expertise proves invaluable. To do this, we tap into our in-house tool, the RedBook Index, which tracks real-time data on high-end project build costs, along with project timelines and planning insights across London and the rest of the UK. Armed with that tool and our team’s expertise, buyers can make a fully informed decision about taking the transaction forward. 

Our Pre-Purchase Offering

We offer two options. Our Property Insights involve one of the RedBook team viewing the property in person and giving top-line verbal advice to the vendor, selling/buying agent or client regarding estimated costs and timelines involved, along with floor plan optimisation and general project advice. Our written Project Appraisals dig a lot deeper into the details to bring the property and project to life. They aim to empower clients with the facts needed to make an informed decision about their purchase. The Project Appraisal sets out top-line considerations about the property in its current state in an executive summary. Then, it provides optimised proposed layouts for the entire property, a detailed estimate of costs covering construction and associated professional fees and an expected timeline for the length of the project. There is a detailed planning and heritage appraisal along with bespoke renderings of the proposed redesign, which will help bring the property project to life.
